Somerset Development Officially Named Redeveloper of Alcatel-Lucent Property

The developer entered into a contract to purchase the 473-acre late last year.

Holmdel Township officially named Somerset Development as the redeveloper of the 473-acre Alcatel-Lucent site, according to a press release issued by the company on Wednesday. The designation allows the township and and the company to enter into an official redevelopers agreement on the Crawfords Corner Road site pursuant to the Redevelopment Plan adopted in May 2012. Somerset Development entered into a contract with Alcatel-Lucent for the former Bell Labs property late last year. The deal has not closed yet, according to a publicist for the developer. The company's development plan for the site calls for the transformation of the building’s existing Atrium into a public “promenade” and the incorporation of a various mixed uses for the …

Holmdel Half Century Club Hears From Andy Katz, Township Administrator

Township Administrator Andy Katz told the large group of seniors that there is solid progress in plans for development of Alcatel-Lucent tract.

At a well-attended meeting Tueday with the Holmdel Half Century Club, Township Administrator Andrew Katz said that the township's financial situation is improving at a better than expected pace.  Katz said that township officials expect to reach a point of long-term sustainability within 2-3 years instead of 3-5 years.  The administration is planning to develop a broader tax base, including re-zoning  to allow quality businesses along Route 35 and in Holmdel Village. With respect to the 473-acre Lucent property on Crawfords Corner Road, Katz said he is "more than optimistic" about plans for its development.  There has been solid progress, he said, adding that the township's Alcatel-Lucent Redevelopment Plan has not changed that much. Alcatel-Lucent Redevelopment Plan OK'd By Holmdel Township Committee

Four out of five elected township officials approve the formal "vision statement" for the huge property, formerly known as Bell Labs.

The construction of up to 40 single family homes and 185 age-restricted townhouses would be allowed at the Alcatel-Lucent property on Crawfords Corner Road and Roberts Road, under the township's new 2012 Alcatel-Lucent Redevelopment Plan okayed by the majority of the Township Committee Thursday. Township officials were careful to point out the plan is a broad "vision statement" and not a formal site plan. The present contract buyer, Sterling Oversight LLC, has not presented its concept plan to Holmdel officials yet. Planning Board Finds Alcatel-Lucent Redevelopment Plan Consistent with Master Plan

The next step to final adoption: the Township Committee will hold a a public hearing on the plan on Thursday.

This article was updated May 15, 11 p.m. The Holmdel Township Planning Board members agreed Tuesday that the proposed 2012 Alcatel-Lucent Redevelopment Plan is consistent with the objectives laid out in the township's master plan. Now the document will be sent over to the five elected members of the Township Committee, who will hold the public hearing and vote on its adoption. That meeting will be held at Town Hall at 7 p.m. on Thursday, May 17. This will be the Committee's second attempt to adopt a new vision statement for the 472-acre property, which is currently under contract by Sterling Oversight LLC. Holmdel Seeks to Redefine Development Options at Alcatel-Lucent Property

The Planning Board reviews the Township Planner's report, and recommends the Township Committee change the property's designation from an area of rehabilitation to an area of redevelopment.

In the first step towards making the two-million square foot vacant Alcatel-Lucent building more desirable to future developers, the Holmdel Township Planning Board agreed Tuesday to recommend the Township Committee recognize it by state statute as an “area in need of redevelopment.” Currently, the property is classified as "an area in need of rehabilitation." But  Township Planner Jennifer Beahm of CME Associates of Howell made a case in an April 26 report that the property easily meets the "Redevelopment" category, and recommended the switch. “The Redevelopment designation provides more opportunity for Holmdel to bring this property back into the community,” she explained in her remarks to the board.  It is “step one” in a legal process…

Envisioning a Pilot Program to Enhance Early Childhood Education in Holmdel

A proposal for Elsie Sterling Howard, the contract-buyer for the vast Alcatel-Lucent property on Crawfords Corner Road, from the owner of Holmdel Pre-School.

As redevelopment plans at the Alcatel-Lucent tract unfold, the owner of Holmdel Pre-School on North Beers Street wants to partner with the township to create a revenue-producing education center for young scholars. Director/Owner Debbie Morgan says the idea, which she says she has tried to present to Holmdel's mayor and township administrator, is inspired by requests from her pre-school parents who want more of the academically-challenging environment her school provides. Alcatel-Lucent Protests Township's Redevelopment Plan Proposal

An unexpected legal action by the owner of the 473-acre property persuades the Township Committee to abandon its vote on the Redevelopment Plan ordinance Tuesday.

At a tense Township Committee meeting Tuesday afternoon attended by an overflow crowd of about 90 people, Mayor Patrick Impreveduto made a surprise announcement that the governing body would scrap its vote to adopt the proposed Alcatel-Lucent Redevelopment Plan ordinance after receiving a letter of protest from an Alcatel-Lucent attorney. The mayor also revealed that the NJ Dept. of Environmental Protection considers the largely bucolic 473-acre former Bell Labs property on Crawfords Corner Road to be within a sewer service area. New Time: Lucent Plan Public Hearing Moved to 1pm Tuesday

The Acatel-Lucent Redevelopment Plan public hearing, normally scheduled for 7 p.m., has been moved to 1 p.m. on Dec. 20.

The public hearing on the Alcatel-Lucent Redevelopment Plan ordinance has been scheduled for 1 p.m. on Tuesday, Dec. 20, Holmdel Township Clerk Maureen Doloughty announced today. Township Committee meetings are typically held at 7 p.m. But because Monday is the first night of Hanukkah, the meeting has been moved to lunchtime.  Jews celebrate the first of eight nights of Hanukkah with the lighting of candles at dusk. Like many of us who have mortgages and college tuition bills to pay, I will dutifully head to work on Tuesday, December 20, and miss arguably the most important public hearing to take place in Holmdel over the last sixty years. That’s a shame, since I have been following the “ups and downs” of the Lucent drama for about five years now, and after reading the revised plan over the weekend, I had a few questions that I would like the Township Committee to consider: 1) What is the true economic impact of the Redevelopment Plan?  At its heart, the Redevelopment Plan is essentially a proposal to change the existing zoning at the Alcatel Lucent site to provide other types of development that (according to the plan’s goals) make the area …
