New Dunkin Donuts, Convenience Store Proposed for Rt 35 Gas Station

The owners of the Route 35/Palmer Avenue Exxon seek Zoning Board approval to expand into coffee and convenience.

The owners of the Exxon Station on Route 35 North and Palmer Avenue in Holmdel are coming before the Holmdel Zoning Board for approval to convert an existing single-story motor vehicle building into a convenience store and Dunkin Donuts store. 

Jiah Corporation is seeking preliminary and final site plan approval, a use variance and certain other variances for the proposed conversion at 2055 Route 35. The premises is located both in the B-2 Zone and in the Route 35 Corridor Overlay Zone. 

Some of the things that will be addressed are: minimum lot area (1.02 acres existing where 2 acres is required), minimum lot width: (232 feet existing where 300 feet required) and minimum lot depth (193 feet existing where 400 feet required) among other things. 

The use variance is for the proposal to create three uses on site, a fueling station, a convenience store and a Dunkin Donuts store, where no lot is permitted to have more than one principal use. 

The public hearing on this application will be heard by the Zoning Board on Wednesday, July 16  at 8:00 p.m at Holmdel Town Hall.
